M Meningkatnya tren work from café (wfc) di kawasan perkotaan mendorong kebutuhan akan ruang kafe yang nyaman untuk bekerja, belajar, dan bersosialisasi. namun, kafe yang berlokasi di dekat jalur rel kereta api menghadapi permasalahan kebisingan yang berpotensi menurunkan kenyamanan akustik serta memengaruhi perilaku pengunjung. penelitian ini bertujuan untuk menganalisis tingkat kebisingan pada kafe yang berdekatan dengan jalur rel kereta api, menguji pengaruh tingkat kebisingan terhadap persepsi kenyamanan dan perilaku adaptif pengunjung, serta merumuskan rekomendasi desain kafe yang lebih nyaman secara akustik. penelitian menggunakan pendekatan kuantitatif dengan jenis penelitian deskriptif eksplanatori. pengumpulan data dilakukan melalui pengukuran tingkat kebisingan menggunakan sound level meter, observasi karakteristik fisik bangunan, serta penyebaran kuesioner kepada pengunjung café starbucks dan café familymart lenteng agung, jakarta selatan. analisis data dilakukan menggunakan structural equation modeling–partial least squares (sem-pls) untuk menguji hubungan antarvariabel, serta multi-group analysis (mga) untuk membandingkan kedua objek penelitian. hasil penelitian menunjukkan bahwa tingkat kebisingan pada kedua kafe melebihi baku mutu kawasan komersial sebesar 70 dba. tingkat kebisingan area outdoor mencapai 86,8 dba pada café starbucks dan 79,6 dba pada café familymart. kebisingan terbukti berpengaruh negatif dan signifikan terhadap persepsi kenyamanan serta berpengaruh positif dan signifikan terhadap perilaku adaptif pengunjung. persepsi kenyamanan juga berperan sebagai mediator parsial dalam hubungan antara kebisingan dan perilaku adaptif. selain itu, perbedaan karakteristik fisik bangunan, terutama efektivitas selubung bangunan dan konfigurasi bukaan, memengaruhi besarnya dampak kebisingan terhadap perilaku pengunjung. café starbucks menunjukkan kemampuan reduksi kebisingan yang lebih baik dibandingkan café familymart karena memiliki selubung bangunan yang lebih efektif dalam meredam suara. penelitian ini menyimpulkan bahwa pengendalian kebisingan melalui desain arsitektur memiliki peran penting dalam meningkatkan kenyamanan akustik dan kualitas pengalaman pengunjung pada kafe yang berada di dekat jalur rel kereta api. temuan penelitian menghasilkan rekomendasi desain berupa pengendalian bukaan bangunan, penggunaan material dengan nilai sound transmission class (stc) tinggi, serta penerapan zonasi ruang berdasarkan tingkat sensitivitas aktivitas terhadap kebisingan sebagai upaya menciptakan ruang komersial yang lebih nyaman dan berkelanjutan.

T The increasing trend of work from café (wfc) in urban areas has heightened the demand for cafés that provide comfortable environments for working, studying, and social interaction. however, cafés located near railway lines are exposed to high levels of environmental noise, which may reduce acoustic comfort and influence visitors\\\' adaptive behavior. this study aims to analyze noise levels in cafés adjacent to railway tracks, examine the effect of noise on visitors\\\' perceived comfort and adaptive behavior, and formulate design recommendations to improve acoustic comfort in railway-adjacent cafés.this research employed a quantitative approach with a descriptive-explanatory research design. data were collected through on-site noise level measurements using a sound level meter, observations of building physical characteristics, and questionnaire surveys administered to visitors of starbucks café and familymart café in lenteng agung, south jakarta. the data were analyzed using structural equation modeling–partial least squares (sem-pls) to examine the relationships among variables, while multi-group analysis (mga) was conducted to compare the structural models between the two cafés. the findings indicate that the noise levels at both cafés exceeded the indonesian environmental noise standard for commercial areas (70 dba). outdoor noise levels reached 86.8 dba at starbucks café and 79.6 dba at familymart café. noise was found to have a significant negative effect on visitors\\\' perceived comfort and a significant positive effect on their adaptive behavior. in addition, perceived comfort partially mediated the relationship between noise exposure and adaptive behavior. the results further revealed that differences in building characteristics, particularly the effectiveness of the building envelope and opening configurations, influenced the magnitude of noise impacts on visitor behavior. starbucks café demonstrated better noise attenuation performance than familymart café due to its more effective building envelope in reducing external noise transmission.this study concludes that architectural noise control strategies play a crucial role in enhancing acoustic comfort and improving visitors\\\' experiences in cafés located near railway lines. the findings provide practical design recommendations, including optimizing building openings, utilizing high sound transmission class (stc) materials, and implementing spatial zoning based on the sensitivity of activities to noise. these measures are expected to contribute to the development of more comfortable and sustainable commercial spaces in high-noise urban environments.
