P Perkembangan sistem transportasi di jakarta menuntut adanya integrasi antara berbagai modatransportasi serta optimalisasi pemanfaatan ruang perkotaan. kawasan dukuh atas merupakansalah satu simpul utama transportasi publik yang memiliki potensi besar untuk dikembangkansebagai kawasan transit oriented development (tod). namun, permasalahan konektivitasantarmoda, keterbatasan ruang publik, dan kurangnya sinergi antara fungsi komersial, hunian,serta fasilitas publik masih menjadi tantangan utama. perancangan proyek transport hubmixed-use ini bertujuan menciptakan kawasan yang terintegrasi antara transportasi umum danaktivitas urban melalui penerapan prinsip arsitektur kontekstual. pendekatan tersebut berupayamembangun keseimbangan antara elemen lama dan baru dengan mempertimbangkan kontekssosial, visual, serta fungsional kawasan. bangunan mixed-use diharapkan mampu mewadahiberagam fungsi seperti kantor, retail, dan hotel kapsul, sekaligus menciptakan ruang publikyang aktif, inklusif, dan berkelanjutan. melalui penerapan delapan prinsip tod yaitu walk,cycle, connect, transit, mix, densify, compact, dan shift desain ini berorientasi pada peningkatankenyamanan pejalan kaki, efisiensi transportasi, dan keberlanjutan lingkungan. hasilperancangan diharapkan dapat menjadi contoh pengembangan kawasan transit yang mampumenjawab tantangan urban jakarta dengan tetap menghormati karakter lokal serta mendukungmobilitas masyarakat secara keseluruhan.
T The development of jakarta’s transportation system demands the integration of various modesof transit as well as the optimization of urban space utilization. the dukuh atas area serves asone of the main public transportation hubs in the city, holding great potential to be developedas a transit oriented development (tod) zone. however, challenges such as inadequateintermodal connectivity, limited public spaces, and the lack of synergy among commercial,residential, and public facilities remain significant issues that must be addressed. thetransport hub mixed-use project aims to create an integrated area that connects publictransportation systems with urban activities through the application of contextual architecturalprinciples. this design approach seeks to establish a balance between existing and newelements by taking into account the social, visual, and functional contexts of the area. theproposed mixed-use building is intended to accommodate various functions such as offices,retail spaces, and capsule hotels while simultaneously fostering an active, inclusive, andsustainable public realm. through the application of the eight tod principleswalk, cycle,connect, transit, mix, densify, compact, and shift this design focuses on enhancing pedestriancomfort, transportation efficiency, and environmental sustainability. the resulting design isexpected to serve as a model for transit-oriented development in jakarta, addressing urbanchallenges while respecting local character and supporting holistic community mobility.
